Commercial Real Estate Services
Rich View Real Estate Limited, Brokerage is a Division of De Luca Group, an asset and development manager of properties for over thirty years. Divisions include: Real estate brokerage services which acquire and market development projects and offers fully comprehensive real estate management services as detailed herein; General contracting services (De Luca Homes Inc,), Development services engaged in managing the development process, and property management services to effectively monitor the asset upon completion.
Property and Asset Management services are provided for investors and building owners for residential, office, retail and institutional projects and vacant land.
Asset management services assessing the financial performance of the property are provided by the division and properties are evaluated for potential restructuring, change in use or disposition. Detailed management reports are prepared for building owner review and operational auditing services are conducted to meet individual building owner objectives.
De Luca Group employs competent personnel to perform management tasks. All administrative services are conducted by managers with professional real estate designations, land use planning services are provided by registered professional planners, and accounting services are provided by chartered accountants. Consultations with major accounting firms on tax effective planning strategies for the investment are undertaken by our accounting personnel.

BROKERAGE SERVICES

Arrange financing for development projects as required by the investor or property owner. Financial interests in projects are occasionally undertaken by affiliated companies.

Provide expertise during the acquisition stage of properties and advise clients on property values.

Conduct market research and analyses on comparable land values, building values, market rents, vacancy rates and lease rates. Market conditions are actively monitored to advise investors of changes in real property values.

Conduct economic assessments of sites to determine the potential value of properties and analyze current property zoning status and income to determine the viability of the project.

Provide market and financial information to investors and determine individual owner objectives on acquired sites, properties considered for disposition and/or land assembly.

Advise clients of returns on investments during the holding period and investigative alternatives such as changes in property use, building or property conversion possibilities, peripheral development, and disposition potential.

Review real estate carrying values on a regular basis and advise investors and building owners in accordance with generally accepted accounting principles. Current and anticipated market conditions are further assessed.

Conduct economic assessments to determine the extent and type of development that a property should undergo to ensure maximization of the property's potential value.

Evaluate all economic and demographic criteria for investors and assess elements of risk prior to development implementation.

Provide financial statements for revenue producing properties and properties under construction and held for future development including details of acquisition costs, property taxes, interest, all operating revenues and expenses and other administrative expenses.
